Initial Partnership

ILP typically purchases 50% or more of the land while the landowner retains ownership of the remainder. This partnership structure ensures the landowner keeps a stake in the property’s future success and appreciation.

Collaborative Development

Idaho Land Partners oversees the entitlement and approval process – handling zoning, permits, and installing infrastructure like roads, utilities, and drainage. The raw acreage is subdivided into residential lots ready for home construction.

Value Growth

Development dramatically increases the land’s value. For example, an acre purchased for $50K might be divided into several home lots (typically 3–4 lots per acre) each worth $100K or more. This could elevate the value of that original acre to $300K–$400K+ once fully developed.

Ongoing Partnership

Throughout this phase, the landowner’s retained ownership means they automatically share in the appreciation. ILP provides the expertise and capital for improvements, while the landowner benefits from these upgrades without bearing the full cost or effort. Both parties work together, aligning interests to maximize the land’s potential.

Profit Realization

Developed Lot Is Sold to Home Builder

Market Sale of Lots

When development is complete, the finished build-ready lots are sold to home builders at market prices (for example, $100,000+ per lot, depending on location and size).

Profit Sharing

The revenue from these lot sales is shared between ILP and the landowner according to their ownership stake. After covering development costs, both parties receive their portion of the profits. This means the landowner enjoys a second payout beyond the initial land sale – directly participating in the profits of the now-valuable property.
